The Florida waterfront provides stunning views of the state’s natural beauty, quick access to beautiful islands and sandy beaches, as well as easy access to the Gulf of Mexico. The best part is that the warm climate in Southwestern Florida means that the boating season never ends. Continue reading to see four neighborhoods that have Fort Myers waterfront properties which offer the best views of Florida’s waterfront.
Jonathan Harbor
The Jonathan Harbour neighborhood, a private gated community, is located on Connie Mack Island. It offers stunning waterfront homes starting at $700, generous community amenities and quick access to Fort Myers’ restaurants, marinas, shopping centers, and other amenities.
Jonathan Harbor’s large townhomes offer a stunning waterfront view of Punta Rosa Cove or one the two lakes of Connie Mack Island. Most have private docks. The majority of Punta Rossa cove is undeveloped. This means that the neighborhood’s 69 homes provide a rare glimpse at Florida’s natural beauty. Manatees, as well as other Florida wildlife, love the cove.
There are many amenities in the community, such as a private marina, community pool, tennis courts and pickleball courts, and a guest apartment. The clubhouse is also available for private reservations. The community also has an exercise room.
Port Sanibel Marina is located beyond Jonathan Harbor’s entry. This Old Florida-style marina offers many amenities including water access fueling and canoe/kayak rentals. Just next to the Lighthouse Waterfront Restaurant. The dockside restaurant offers a 160-degree view from the outdoor porch and serves local favorites such as gator tail, seafood, sandwiches, and more. You can find even more restaurants and shops within five minutes of Sanibel Outlets.
Waters Edge
Located on the banks of the Caloosahatchee River the gated Waters Edge neighborhood has seven distinct neighborhoods, stunning lakeside views and impressive waterfront amenities.
Waters Edge comprises more than 200 homes in seven waterfront communities. There are mid-rise condos that range from 1,600 to 1,800 sq. feet in Harbor Place Vistas, Seabreeze Lofts and Harbor Place. Waters Edge I to IV offer attached villas and single-family homes beginning at 1,100 square foot. Waters Edge homes typically have two to three bedrooms, two to three bathrooms, and most are located in the middle of the community. While larger homes in the community can be more expensive than $2 million, smaller homes are usually priced at around $200.
Waters Edge is located on the banks of the Caloosahatchee but the true star of the show is its private freshwater lake. Many homes in Waters Edge have lakefront views and some residences even have their own piers.
Waters Edge offers many amenities including a private fishing pier at 600 feet on the Caloosahatchee and a riverside park. There are also two heated swimming pools, two tennis courts, as well as the Peppertree Pointe Marina. The marina can hold up to 36 boats. It also has a ramp that allows for easy access to the Gulf of Mexico, which is just 15 minutes away. Waters Edge also hosts monthly waterfront dinner parties to promote community engagement.

McGregor Isles
The McGregor Isles community is located just minutes from the Caloosahatchee River crossing. This waterfront community has over 150 single-family houses, a canal system leading to the river and a voluntary homeowner’s club membership.
McGregor Isles’ mid-sized homes date back to the 1960s and 1970s. However, more recent renovations have brought more new construction homes into the private area. The majority of homes offer stunning waterfront views and three to four bedrooms. Landlocked homes are typically priced in the $300s but waterfront homes can be as high as $2 million.
McGregor Isles is home to many canals. Many homes have private piers. Because of the system’s average depth of 4.5 feet, most boats can be accommodated in its waterways. It’s possible for you to reach the Caloosahatchee River or the Gulf of Mexico through the canal system.
McGregor Isles offers a voluntary homeowner’s group to help the community. The HOA offers a variety of services for $120 per year, including lawn maintenance, neighborhood improvements projects, and special events.
